House rules

We think it is important to make good agreements with our guests. We are convinced that they contribute to the open and pleasant atmosphere of our holiday home.

After you have booked the property online for a certain (and available) period, we ask you to pay an advance of 20% of the rental amount within fourteen days after the reservation. Only when this payment has been made within the set term, the reservation is final. If the payment is not made on time, you cannot assert any rights. Then there is also the possibility that we rent to other interested parties.

The tenant is obliged to pay the remainder of the rent at the latest 30 days before the start of the lease. In case of a short booking period, this is discussed between the landlord and tenant.

 

The deposit is 150 € and must be paid 30 days before arrival and will be refunded up to 14 days after the stay if everything is in order.

The loss of a key set will incur a cost of 50 €.

 

In case of cancellation up to 30 days before the start of the rental period, 20% of the rent will be charged. In case of cancellations within 30 days before the start of the rental period, the full rent will be retained. Only urgent reasons can give rise to cancellation of the booking, this at the discretion of the landlord. The tenant must take care of any cancellation insurance himself.

Times of departure and arrival are flexible. In principle, a midweek or weekend starts from 4 pm, but can also be earlier on request, if practical. We would like to receive an SMS or phone call with the estimated time of arrival on the day of arrival. At that moment, handing over the key can be discussed.

After a midweek or week you are asked to leave by 10 am. Those who rent a weekend can stay on Sunday until 6 pm.

On the day of departure, we expect our holiday home to be vacated by the specified time and left undamaged, tidy and broom clean. The kitchen with its entire inventory must be left tidy and clean, the dishwasher must be emptied. (Pay particular attention to pans, eating and drinking utensils, oven and hobs.) The central heating is set to 16gr before departure.

There are 2 bbqs on site, these can be used in the places where they are set up, at the departure both grids and bbqs themselves must be completely tidy, the Ash and burnt charcoal can be dumped in the bin provided for this purpose.

The final cleaning costs € 75 on top of the rental price.

Contamination that exceeds a final cleaning is not in accordance with the agreement and is therefore charged extra (such as caked on dirt on floors, furniture, tables, dirty mattresses, etc.).

Upon departure, the key will be received back by the landlord and a short tour will take place.

If we find things after you leave, we will keep them for you for a reasonable period of time. We will of course only do postage at the expense of the guests.

Damage If you discover damage or shortcoming after arriving at the home, please notify us immediately. If damage or shortcomings arise during your stay, please report it to us as soon as possible. Any actions can then be taken immediately so that the consequences, possible consequential damage and inconvenience remain minimal (both for you and the following guests). It is also certainly not said that damage is always recovered from you, it can also be normal wear and tear. Consequential damage or inconvenience for the next tenant arising from not or not timely reporting of damage - whether or not caused by you as a tenant - can reasonably also be recovered from you.

Subletting or reselling is expressly prohibited.

The stay of more people than agreed on the reservation is expressly not permitted without our permission and may result in us prematurely terminating the rental agreement. We have a permit to accommodate a maximum of 8 people. More cannot be allowed.

Moving beds and sound or television equipment or taking any inventory outside - except of course for your meal outside - is expressly not permitted without our permission. Chairs, tables, benches and single seats can be arranged in the home according to your own wishes. We do ask extra attention to prevent damage and expect that the furniture will be returned to its original condition at the end of the rental period.

Pets: we allow pets in our holiday home on request.

Liability of the landlord: the landlord cannot be held liable for theft, accidents, injuries or damage that occurred during the stay on his site, except when this is the result of a gross shortcoming, which can be attributed to him. In the event of cancellation due to force majeure such as war, strike, natural disasters, extraordinary weather conditions, death of the owner, etc., the lessor can terminate the agreement without compensation. When, through no fault of the landlord, the agreement is dissolved, the tenant is entitled to an equivalent or better alternative or the refund of the already paid part of the rent.

Obvious errors and mistakes in a publication do not bind the lessor.

The landlord has the right to check and inspect the holiday home during the rental period.

Termination of rent. If the tenant, his family members, his guest (s) or visitor (s) admitted by him do not or do not properly comply with the obligations under the terms and conditions, the rules of conduct, the instructions of the landlord or the government regulations, despite any prior warning, and To the extent that, according to the standards of reasonableness and fairness of the landlord, it cannot be expected that the lease continues, the landlord or the observer designated by him has the right to terminate the agreement with immediate effect, and the tenant and co-tenants the deny access to the house, without refund of rent. This emphatically includes not respecting the night's rest or causing unnecessary inconvenience.

 

Our farm animals

  • All visitors are friendly to our animals. Let the animals come to you, petting is always allowed.

  • Do not pick up or chase the animals.

  • Visitors are not allowed to remove animals from the enclosures.

  • Always be careful. Our animals are used to people, but can unexpectedly bite or kick. After all, they remain animals.

  • Visitors are allowed to bring a dog on request. The dogs are not allowed in the animal meadow.

  • Our animals are fed daily, if you would like to do this, feel free to make an appointment with us!

  • Do not feed our animals!

  • In case of non-compliance with the rules, access to the site can be denied.

COVID-19

Regarding Corona, we would like to refer to the rules that the government imposes on us.

The so-called bubbles must be respected and will be fined by the performing services in case of violation.

The landlord has the right to carry out a check on this, but is completely free of fault if tenants do not comply with the agreements in this regard. Any fines will therefore be charged in full to the tenant.
